Preparing to Sell in the New Year? Here's Where to Start.

If you’re thinking about selling your home in the new year, now is the perfect time to get a head start. The weeks leading up to January tend to be quieter, making it an ideal window to prepare your home, organize your plans, and reduce stress once the busy spring market arrives. A little groundwork now can make a big difference in your home’s presentation and sale potential.

Here are some things you can start to get ahead of now:

1. Declutter and Pre-Pack
Buyers love clean, open spaces. Start sorting through closets, storage rooms and high-traffic areas to remove items you no longer need. Consider packing up seasonal decor, rarely used kitchen items, or extra linens. Not only does this help your home feel larger, but it also makes moving day easier later on.

2. Address Minor Repairs
Small issues (think loose handles, chipped paint, squeaky hinges, or outdated caulking) can leave an impression. Make a quick list of minor touch-ups and tackle them one by one. These simple fixes go a long way in helping your home feel well-maintained and move-in ready.

3. Refresh Key Spaces
You don’t need a full renovation to make your home shine. Fresh paint in a neutral tone, updated light fixtures, or modern hardware on cabinets can instantly elevate a space. Focus on impactful areas like the entryway, kitchen, bathrooms and living room.

4. Organize Important Documents
Begin collecting key paperwork that you'll need when it comes time to list. Look for appliance manuals, recent utility bills, warranties, roof/AC/furnace maintenance records, and any renovation permits or receipts. Buyers and agents may ask for these, so it's best to have them on hand.

5. Get a Market Evaluation
Even if you're not planning to list until January or spring, understanding your current home value can help guide your next steps. A market evaluation can also highlight which improvements will give you the best return, as well as which ones you can skip.

6. Book Your Real Estate Team Early
